After ten years building up and running Ipiutaq as a guest farm, we have decided to venture towards new horizons and change life. 

 

We sold the farm and sheep on 9th of December 2019 but our guesthouse and all tourist activities are still for sale.

Ipiutaq is a traditional sheep farm that, from 2005, has been renovated, developed, modernized and run as a guest farm by a French-Greenlandic family. Since 2007 and until 2019, guests have enjoyed exploring the amazing surroundings, hiking and fishing while staying at the charming and cosy guesthouse.

A combination of sheep farming and agro-tourism with arctic char fishing in amazing surroundings

 

For more than 10 years, the property has been used in combination, for sheep farming and for tourist activities including a guesthouse accommodating 6-8 people and a sport fishing concession on Ilua river and lake, one of the best places for arctic char fishing in South Greenland. The property, owned and operated by the family Devisme-Poulsen for more than ten years, got a lot of improvements and is in good conditions of maintenance.

Ipiutaq guest farm: location

 

Ipiutaq farm is located in South Greenland, on the Narsaq peninsula, one of the more rich grazing areas in the region, along the beautiful and scenic Tunulliarfik fjord, the “waterway route” of South Greenland, connecting Narsarsuaq international airport to the main towns Narsaq and Qaqortoq.

Ipiutaq is situated alongshore, 40 minutes by boat (30 km) from the airport in Narsarsuaq, Qassiarsuk and Igaliku historical villages dating back to the time of Viking settlements, and 30 minutes by boat (25 km) from the town of Narsaq (1500 people). The farm is not connected by road to other inhabited places, but it is possible to hike in summertime and drive on ice when the fjord is frozen in wintertime.

The area is growing in popularity for agro-tourism due to its history with sheep-farming, its amazing nature for hiking tours and the number of high quality fishing spots for arctic char, especially on the clear water river Ilua under concession and connected to the farm.

Ipiutaq farm´s surroundings offer a large diversity of landscapes: from views on the magnificent fjord with snow-covered mountain peaks in the background, through rocky beaches and fields on the fjord side of the farm where the buildings are settled, to steppes, green pastures, clear streams and pools with waterfalls in the fertile valley Ilua with 3 km of river and 2,5 km of lake flowing out to the other side of the fjord.

Ipiutaq guest farm started as a dream in 2002. From that time, the French-Greenlandic family has always believed that it would be possible to develop this very isolated place to show how Greenland can be open to the world and other cultures, through its own natural and cultural resources.

Based on agro-tourism with sport fishing, the general concept of Ipiutaq guest farm has been to welcome guests from all over the world in a remote place, sharing with them another culture and unique way of life through farming activities, personal welcome and gourmet cuisine with local products, in sumptuous and unique surroundings of Greenlandic nature.

Ipiutaq guest farm : land, allotments and fishing concession

 

In Greenland, there is no individual land ownership. Allotments are granted for each plot or “open land”, with rights to use the land for a specific usage.

Allotments

There are currently three allotments for the farm, that will be transferred to the new owner: one allotment for the way (dirt road) connecting the fjord side and the Ilua valley, one allotment on the valley for agricultural activities, and one allotment on “open land Ipiutaq” for agricultural activities, that it is also allowing tourist activities.

 

Fishing concession

The fishing concession on Ilua river includes river and lake, and the fishing concession management rights are transferrable (see further details below).

Ipiutaq guest farm : assets for tourist activities

 

Tourist activities for Ipiutaq guest farm include the following assets: 

 

Charming wooden cottage guesthouse, located near the fjord that can accommodate up to 6-8 persons (57 m2, 4 rooms).

 

Originally from 1965, the house has been fully renovated in 2013-2014 with a steel plate roof, new insulation and all modern comfort, such as heating system, bathroom and toilets.

 

     

The house includes: a bedroom with a double bed, a bedroom with four beds, a living room with sofa-bed, a fully equipped kitchen with dining place, a bathroom with two showers and washbasins, and separated toilets. 

 

 

The house has a separated hall/entrance, that allows room for luggage (closets with lock), shelves for fishing equipment and shoes, directly connected to a wooden path and a small bridge giving access to the main way.

Furniture, electrical domestics and accessories for tourism include all the necessary equipment to run the guesthouse: 

 

- indoor furniture, all in good condition,

 

- outdoor equipments: separated hall/entrance connected   to a wooden path and outdoor table with benchs,

Fishing location with transferable "fishing concession managment rights"

 

Since 2013, Ipiutaq guest farm is having a concession agreement with the Government of Greenland for the fishing concession for sport fishing of Arctic Char on the clear water river and lake Ilua, in the Ilua valley located at 40 minutes hiking from the Ipiutaq farm (concession area: 6 km2). 

This agreement - "concession management rights of the fishing concession" - can be transerred to the buyer by application to and approval from the Government of Greenland. 

 

- The concession itself is not part of the asset, the new owner should apply for the "concession management rights" to the Government of Greenland.

- The asset includes the existing regulation document for the fishing concession, including a map and a welcoming/introduction document in English for the fishermen/customers.

- The asset includes the existing model for fishing card, form for registration of catch, form for catch statistics and report to the Government.

- Potential incomes per year are based on approx. 125 fishing days, with a fee of approx. 650 DKK/fishing day or more.

 

Fishing season for Arctic Char in South Greenland is from mid-July to mid-September.

Brand, marketing and sale tools


The brand Ipiutaq guest farm was created in 2005 with first customers staying at the place in 2007. Since then, the reputation of the place did not stop to grow, first with a special French-Greenlandic identity, personal welcome and gourmet food, and then, the place got a larger public when the fishing concession started in 2013. Customers have been visiting from all over the world, sometimes with private plane just for a few days of amazing fishing with cosy accommodation, comfort and nice food. 

 

More than 10 years of marketing the guest farm worldwide, based on:

a well listed and clear website (English/French),

- since 2007, a number of articles in the national and international press, radio, video/tv programs and fishing magazines, 

- a complete presentation of the guestfarm and fishing concession on visitgreenland.com, official tourist site of Greenland.

With purchase of the tourist activities, the buyer receives the base to build a new website: site structure, text and photos partly.

 

Existing documents for sale and marketing: "General Terms and Conditions" document, welcoming brochure for the guesthouse, model documents for booking agreement and invoice.

 

 

Information about infrastructures for water-supply, wastewater-system, electricity-supply and ways

 

These equipments are owned by the new owner of the farm. An agreement should be established between the new owner of the farm and the new owner of the tourist part of the company, so the owner of the equipments could supply water, electricity, and wastewater services as well to the owner of the guesthouse. 

 

In case of no agreement, it is also possible to build independant infrastructures for the guesthouse and tourist activities. 

 

Existing infrastructures:

 

Water-supply system including a reservoir of raining water (6000 to 8000 litres) located above the fields, with 2 meters underground insulated and warm-cabled pipes connected to dwelling house and guesthouse, a pump and an extra water-tank of 1000 litres in the dwelling house.

 

Electricity-supply system consisting of a diesel powered 12 kW generator (Lister Petter) integrated with 5 solar panels, a windmill (20 Amps per 40 knots) and 10 batteries 230 AmpH with several chargers-inverters. There is also a diesel powered 12 kW generator (Lister Petter from 2006) that is used as a "backup". 

 

Modern three chambers septic tank with a fully biological wastewater treatment system (capacity: 4000 litres/8 inhabitants year round) built in 2008, connected to the dwelling house and the guesthouse.

Approx. 3000 meters of dirt roads connecting the main places of the farm: dwelling house and guesthouse, fields, stable, “harbour” and beaches in the fjord side, all connected to the valley with fishing concession and fields.
